The short list

Builders we track, and how they differ

Every builder has a personality. Matching it to your goal is half the win.

Lennar

Volume king. "Everything's Included" pricing, strong inventory-home deals, big presence in investor corridors.

Pulte / Del Webb

Quality-consistent family and 55+ communities. Strong in Horizon West, Sunbridge, and master-planned villages.

D.R. Horton

America's largest builder. Aggressive pricing and incentives, often the value play in emerging corridors.

Toll Brothers

The luxury tier. Design-forward builds in Lake Nona and premium Winter Garden enclaves.

Taylor Morrison

Polished designs and strong build quality in established master-planned communities.

Dream Finders

Flexible floor plans and investor-friendly options across the metro's growth corridors.

Meritage

Energy-efficiency leader. Lower utility bills make the rental math work harder.

Mattamy · M/I · KB · David Weekley

Strong regional players we compare deal-by-deal. Sometimes the quiet builder has the loudest incentive.

Why new construction

The math most buyers never see

Builders move inventory with incentives resale sellers can't match: mortgage rate buydowns worth tens of thousands, closing-cost credits, upgrade packages. Add a 1-2-10 warranty, modern hurricane-code construction that insurers reward, and zero deferred maintenance.

And here's the part nobody tells you at the sales office: the on-site agent works for the builder, not for you. Our representation typically costs you nothing (the builder compensates us), and we negotiate like we live here. Because we do.

New-construction FAQ

There's no single "best." Lennar, Pulte, D.R. Horton, Toll Brothers, Taylor Morrison, Meritage, and Dream Finders all lead in different communities and price points. The real question is which builder is strongest in the community you want, for the goal you have. That's the comparison we run for you, deal by deal.
Very real: rate buydowns, closing-cost credits, and upgrade packages, especially on inventory (spec) homes. But they change monthly, vary by community, and are negotiable more often than buyers think. That's why we track them across 40+ builders.
Yes, but most builders require your agent to be registered on your first visit (even a virtual one). Talk to us before you tour or fill out any builder form, or you may lose the right to representation entirely.
Inventory homes: move in within 30–60 days. To-be-built homes: typically 7–12 months depending on builder and community. Investors often prefer inventory homes, which reach income faster.
