Underwriting just means checking the math on a deal before you commit. Income, expenses, repairs, financing, and what happens when you sell. Most investors skip it or guess. That is how good-looking properties turn into bad investments.

Monique Frederick spent more than a decade building data systems inside Fortune 50 companies, holds an M.S. in Business Analytics, and underwrites multifamily deals as founder and managing partner of Cultural Multifamily Group.

She has run these numbers on her own money, which is a different thing from running them on someone else's.

Investor questions

Plain language, no jargon

The property is for sale but is not posted publicly. No sign, no public listing. Fewer buyers see it, so there is less bidding, which often means a better price for you.
The money left over each month after the rent pays everything: the loan, taxes, insurance, and management. If rent is $2,600 and costs are $2,400, your cash flow is $200 a month. Positive means the property pays you. Negative means you pay it.
A quick way to compare two properties. Take the yearly income after expenses but before the loan, and divide it by the price. Higher usually means more income for what you paid.
It means checking the math before you buy. For a flip, that is the resale price after repairs, the real repair budget, holding costs, and your maximum offer. For an apartment building, it is the rent roll, true operating expenses, the loan a lender will actually give you, and the exit. See how we do it.
Both. Flips are priced on what similar homes sell for after repairs, so we focus on comps and the rehab budget. Apartment buildings of five units and up are priced on the income they produce, so we focus on the rent roll, expenses, and debt. They are different jobs and we treat them differently.

Only in communities that allow it. Near the parks, places like ChampionsGate and Davenport are zoned for short stays. Many other neighborhoods require leases of six months or more. Buying the wrong one is an expensive mistake, so we check first.
Yes. No citizenship or residency is required. Expect about 30 to 35 percent down with no U.S. credit history, and you can complete the whole purchase remotely.
