Five things that are true no matter where you live.

People ask us these first, so here are the plain answers before anything else.

Anyone can buy

The United States lets people from other countries buy property. There is no citizenship rule, no visa rule, and no limit on how many you own.

You never have to fly here

We walk the property on video while you watch. You sign online. A notary can witness it in your own country. Many of our buyers see the place in person after they already own it.

You can get a loan

Banks lend to people who live abroad. Expect to put down 25 to 35 percent instead of 3 to 20. You do not need US credit history, but you do need to show where the money comes from.

Buying does not give you a visa

Owning property here does not let you live here. It is an investment, not immigration. Anyone who tells you otherwise is selling you something.

There is a tax when you sell

A rule called FIRPTA holds back part of the sale price when a foreign owner sells, and you claim it back on a tax return. Plan for it at the start, not at the end.

We speak your language

English, Spanish, and Portuguese. You explain your situation in the language you think in, not the one you translate into.

Papers are signed online or in front of a notary near you. Money is wired. The title company handles the rest.

Orlando is the second home of Brazilian families, and the paperwork is well worn. Moving money out of Brazil takes planning and there is no tax treaty, so we bring in an accountant who works both sides early.

Taxes and rules

The words people are afraid to ask about

None of these are as bad as they sound. They just need to be planned for.

It is a rule for when a foreign owner sells. The buyer holds back part of the sale price, usually 15 percent, and sends it to the US tax office. It is not a tax you lose. It is money held while your tax return is checked, and you get back whatever you do not owe. There is a form that can lower the amount held back. Ask for it before you sell, not after.
It is a tax ID number for people who are not US citizens. You need one to file a US tax return, which you will do if you rent the property out or when you sell. Applying takes a few weeks, so start early.
Yes. You file a US return each year and pay tax on the profit, not on the full rent. Mortgage interest, property tax, insurance, repairs, and management fees all come off first. Many owners owe very little in the early years.
Usually not. Many countries, Canada among them, have a treaty with the United States so tax paid in one place counts against tax owed in the other. Brazil does not have one, which is exactly why we get an accountant involved before you buy rather than after.
Property tax, insurance, and often an HOA fee. Insurance in Florida is higher than most people expect and has been rising, so we use real quotes in your numbers rather than a rule of thumb.
Only in communities that allow it. Near the parks, places like ChampionsGate and Davenport are zoned for it. Many other neighbourhoods require a lease of six months or more. Always check the rules for the exact community before you buy, and we do that check for you.
