Taxes & rules Canadians ask about


Buying: essentially the same costs as Americans pay. No special foreign-buyer tax in Florida, and no state income tax either.

Renting: U.S. rental income means a U.S. tax filing; treaty rules generally prevent double taxation with the CRA.

Selling: FIRPTA withholding (typically 15% of sale price) applies to foreign sellers, and much of it is often recoverable when you file. Structure right on day one and it's a paperwork exercise, not a loss.

Snowbirds: the 182-day rule governs U.S. presence, so your rental strategy and travel plans should be designed together.
