How buying works

Six steps, start to keys

Talk to us first

Twenty minutes. We learn what you want, what you can spend, and when you want to move.

Get pre-approved

A lender checks your numbers and writes down what you can borrow. Now you know your real budget, and sellers take you seriously.

Look at properties

In person or by live video. We point out the problems, not just the pretty parts.

Make an offer

We help you decide what to offer and how to win without paying more than you should.

Inspect and check

An inspector looks the home over. If something is wrong, we ask the seller to fix it or lower the price.

Close and move in

You sign, the money moves, and the home is yours. You can do this from anywhere in the world.

Buyer questions

The things people ask us first

Often the seller or builder pays your agent, so many buyers pay nothing extra. Either way, it is written down and agreed before you tour a single home, so there are no surprises.
It depends on your loan. Some first-time buyer loans start at 3 to 5 percent down. Buyers from other countries usually need 30 to 35 percent. On top of that, plan for closing costs of about 2 to 5 percent of the price.
It is a letter from a lender saying how much they will lend you. It takes a day or two, it is free, and without it most sellers will not take your offer seriously.
Yes, people do it every week. We walk the home on video while you watch, you sign online, and a notary can witness it remotely. Many of our buyers see their home in person after they own it.
New homes mean fewer repairs, a warranty, and builder deals. Older homes often mean bigger lots, mature trees, and closer-in locations. We will walk you through both for your budget.
