CMA stands for Comparative Market Analysis. It is a price report an agent builds by comparing your home to similar homes nearby that sold recently. Think of it as the professional version of an online estimate.
Use it as a starting point. A website cannot see your remodeled kitchen, the age of your roof, or the busy road behind your fence, so its number can miss by tens of thousands of dollars. We look at the same sales data plus the things only a person can see.
Sellers usually pay agent compensation plus closing costs like title fees and taxes. Every fee is agreed in writing before your home goes on the market. You also get a net sheet, which shows the money you actually keep at the end.
A home priced right often goes under contract in a few weeks, then closes in about 30 to 45 days. A quiet sale to a cash buyer can close in two to three weeks, because there is no bank loan to wait on.
Not always. Some small fixes pay you back several times over and some are a waste of money. We walk your home and tell you which is which before you spend anything. Off-market buyers usually purchase as-is, so no repairs at all.

Yes, people do it every week. We walk the home on video while you watch, you sign online, and a notary can witness it remotely. Many of our buyers see their home in person after they own it.

Yes, but most builders require your agent to be registered on your first visit, even a virtual one. Talk to us before you tour or fill out any builder form, or you may lose the right to representation in that community.
Homes already built and sitting ready can close in 30 to 60 days. Homes built to order usually take 7 to 12 months, depending on the builder and community.
The property is for sale but is not posted publicly. No sign, no public listing. Fewer buyers see it, so there is less bidding, which often means a better price for you.
The money left over each month after the rent pays everything: the loan, taxes, insurance, and management. If rent is $2,600 and costs are $2,400, your cash flow is $200 a month. Positive means the property pays you. Negative means you pay it. Check a deal.
A quick way to compare two properties. Take the yearly income after expenses but before the loan, and divide it by the price. Higher usually means more income for what you paid.
Only in communities that allow it. Near the parks, places like ChampionsGate and Davenport are zoned for short stays. Many other neighborhoods require leases of six months or more. Buying the wrong one is an expensive mistake, so we check first.
Short-term near the parks brings more money in but costs more to manage and furnish, and income moves with the seasons. Long-term is steadier and simpler, and does well in Horizon West, Lake Nona, and St. Cloud where jobs and schools drive year-round demand.
Very real: rate buydowns, closing-cost credits, and upgrade packages, especially on homes the builder already built. They change monthly and vary by community, which is why comparing across builders matters.
Yes. There is no citizenship rule and no residency rule. Buyers from Canada, Brazil, and elsewhere buy Florida property every day, and the whole process can be done remotely.
Usually 30 to 35 percent with a foreign national mortgage. Paying cash is also common. Rates tend to run a little higher than loans for U.S. residents, which is why we model real numbers before you commit.
No. Foreign national lenders do not require it. They qualify you using bank references and income documents from your home country, plus your down payment.
